Paarl Plumbers Warn Winelands Homeowners: A Five-Minute Check Prevents Most Winter Geyser Bursts

With cold fronts pushing down the Berg River valley, local plumbers say a simple pre-winter check of a geyser’s safety valve and its water pressure heads off the season’s most common, and most expensive, plumbing failure.

PAARL, Western Cape: As the coldest stretch of the Boland winter sets in, The Paarl Plumbers (plumberpaarl.co.za) are urging homeowners across Paarl and the Cape Winelands to spend five minutes on their geysers before the next cold front. The company says the large majority of the burst-geyser call-outs it attends every winter could have been prevented by a quick check.

The reason winter is so hard on a geyser is simple. The tank has to heat colder incoming water at the exact time of year households use the most hot water, so a geyser that coped quietly all summer often chooses the first hard cold front to fail. Across the Winelands, a split tank pouring water through a ceiling is one of the most common, and most costly, winter emergencies.

The single part that matters most is the temperature-and-pressure (T&P) valve, the safety valve that every geyser is required to have under the national standard SANS 10106. Its job is to release pressure as the water heats. When it corrodes shut, and mineral-heavy or borehole water helps it seize, the pressure has nowhere to go and the tank is what gives way. A new valve costs a small fraction of a new geyser.

“Almost every burst we see in winter was avoidable,” said the owner of The Paarl Plumbers. “A seized safety valve or pressure running too high puts a tired tank under the most strain on the coldest morning of the year. Five minutes before winter is the cheapest insurance there is.”

The company offered homeowners a short pre-winter checklist:

  • Check the geyser’s overflow pipe outside is not steadily dripping, and that there is no damp patch in the ceiling below the tank.
  • Have the T&P valve and the incoming water pressure checked. Pressure above the 400 kPa limit set in SANS 10252 shortens a geyser’s life; a pressure-reducing valve fixes it.
  • Switch the geyser off at the DB board during long load-shedding slots, as repeated power cycling and surges are hard on the element.
  • Know where your main water stopcock is before anything bursts.

The Paarl Plumbers also reminded homeowners to check their insurance before paying out of pocket. Most South African household policies cover a burst geyser and the resulting water damage, yet it is the one thing homeowners routinely forget to claim.
