Sandringham doesn’t always make the top of people’s lists when they start searching for a place to rent in Johannesburg. Most people head straight to the well-known suburbs Sandton, Rosebank, Melville and assume that’s where the best options are. But Sandringham has quietly been building a reputation as a solid, practical choice for renters who want a good location without paying premium prices for a suburb name.

If you’re thinking about making a move to this part of Joburg, here’s what’s worth knowing before you start viewing properties.

Where Sandringham Actually Sits

Sandringham is in the northeastern part of Johannesburg, sitting between suburbs like Bramley, Orchards, and Highlands North. It’s close enough to major roads to make commuting manageable, and it’s not far from commercial areas where most people work, shop, and spend their time.

The suburb has a mix of older homes and newer residential buildings, and it’s been attracting more renters over the past few years as people look for better value closer to the city. It’s not the flashiest suburb in Joburg, but it has the kind of quiet, established feel that a lot of people actually prefer once they’ve lived in noisier, more chaotic areas.

The Rental Market in This Area

Sandringham rentals tend to sit at a more accessible price point than what you’d find in Sandton or Rosebank, which makes the area appealing to young professionals, couples, and even small families who want to stay close to the city without stretching their budgets too far.

Rental prices vary depending on the size of the unit, the building, and what’s included in the monthly cost. A basic one-bedroom apartment will cost significantly less than a two-bedroom with modern finishes and secure parking. It’s worth being clear about what you actually need before you start looking, because it’s easy to get swayed by a nice kitchen or a great view and then realise the monthly cost doesn’t work.

One thing to watch out for in this area as in most parts of Joburg is whether utilities are included in the rent or charged separately. Some buildings include water and electricity in the monthly rental. Others don’t, and those costs can add a meaningful amount to your monthly spend. Always ask upfront, and if possible, get it in writing before you commit.

What Apartment Living Looks Like Here

Sandringham Apartments range from older, more affordable blocks that have been around for decades to newer developments with modern amenities like fibre, backup power, and gym facilities. The older buildings often offer more space for the price, but they may come with older infrastructure which means things like water pressure, electrical capacity, and general maintenance can sometimes be more of a factor.

Newer buildings in the area tend to have better security features, which matters a lot in Joburg. Intercom systems, electric fencing, 24-hour guards, and secure parking are things most people in the city now treat as non-negotiable rather than nice-to-have. When viewing a property, pay attention to how the security actually works in practice not just what’s listed on the spec sheet.

Apartment buildings also vary quite a bit in terms of management. Some are well-run with a responsive landlord or property management company. Others are less organised, which can create friction when things go wrong. A burst geyser or a broken gate is manageable if someone responds quickly. If getting a response takes weeks, it becomes a much bigger problem. Talking to current or former tenants before signing is one of the better ways to get a realistic sense of how a building is managed.

Things to Check Before You Commit

When looking at apartments to rent in Sandringham, it helps to go in with a clear list of what matters most to you. Everyone has different priorities, and knowing yours before you start viewing saves a lot of time.

Some questions worth thinking through before signing anything:

How is the parking situation? If you have a car, you want to know your vehicle is in a safe, covered space. Street parking in many Joburg suburbs is not a long-term solution.

What’s the noise situation like? Visit the property at different times of day if you can. A building that feels quiet on a Tuesday morning might be a different story on a Friday night, depending on what’s nearby.

What are the lease terms? Month-to-month rentals offer flexibility but often come at a higher price. Fixed-term leases usually offer better rates but lock you in. Think about your situation over the next 12 months before deciding.

What’s the deposit structure? Most landlords require a deposit equivalent to one or two months’ rent. Make sure you understand the conditions under which that deposit will be returned, and document the condition of the property thoroughly when you move in.

Is there a backup power solution? Load shedding has become a fact of life in South Africa, and not all buildings have generators or inverter systems. If being without power for several hours a day affects your work or lifestyle significantly, this is worth checking before you sign.

Why More People Are Looking at This Area

Sandringham has seen increased interest from renters over the past couple of years, and it’s not hard to understand why. As prices in more established rental hotspots have continued to climb, people have started looking at surrounding suburbs with fresh eyes. Sandringham offers reasonable access to major routes, proximity to shops and services, and a residential feel that some people find more appealing than living in a high-density apartment complex in a busier suburb.

It’s also an area that has been seeing gradual improvement in terms of property quality, with more units being renovated and new developments coming in. That means the options available now are broader than they were even a few years ago.

For anyone weighing up where to rent in Joburg, Sandringham is worth a proper look not as a compromise, but as a genuine option in its own right.
