PRETORIA, South Africa – Atterbury, a leading property developer and management company, has published a new article on how to tell genuine development experience from a list of credentials. It addresses a question every corporate and investor faces when choosing a partner for a complex, large-scale project: how do you judge a track record?

Every developer will describe themselves as experienced. The harder task is knowing which signs actually matter and where to look for them. Brochures show what was built. They say far less about whether occupiers stayed, whether infrastructure kept pace with demand, and whether the surrounding area improved for the development being there.

The article explores three precincts and what each reveals. Key areas addressed include master planning for requirements that have not yet arrived, knowing when to phase and when to wait, developing the ecosystem around a building rather than the building alone, and the questions worth asking when you assess a developer. Richmond Park in Cape Town, Castle Gate in Pretoria and the Old East Precinct in Hazelwood each tell a different part of the story.

One figure from the Old East Precinct tells how far that thinking extends: more than R6.8 million was spent on road and stormwater upgrades alone. The article explains why that kind of decision shapes a precinct long after the ribbon is cut.

The counsel on Public Relations is not an advertising man but he advocates for advertising where that is indicated. Very often he is called in by an advertising agency to supplement its work on behalf of a client. His work and that of the advertising agency do not conflict with or duplicate each other. – Edward Bernays
