Historic Beaufort West Hotel up for Auction

12 February 2025 by Guest

Located in the heart of Beaufort West, the Royal Lodge presents a unique commercial investment opportunity in one of the busiest towns along the N1. This 32-room hotel, with its rich history and traditional charm, is situated on a spacious 6,552m² property, offering significant potential for a variety of business ventures. Whether operating as a hotel, a conference and events venue, or repurposed into a hospitality-driven enterprise, this property holds immense promise for investors seeking to capitalise on the region’s thriving tourism and transport corridor.

With a layout designed for both functionality and guest comfort, the hotel includes four single rooms, 14 double rooms, and 12 family rooms – all en-suite. A large reception area and multiple offices allow for streamlined management, while various dining rooms, a well-sized conference room, and a wooden bar make this an ideal space for hosting events, corporate retreats, and private functions. The property further includes a fully fitted kitchen, an indoor braai area, a laundry facility, and a walk-in cooler, ensuring that it is well-equipped for high-capacity operations.

Outdoor features add to the appeal, with a spacious garden providing ample room for outdoor gatherings, al fresco dining, and leisure activities. There is parking for 20 cars, along with an outdoor braai area, making the property versatile for various uses. Additional features such as a borehole, storage space, and air conditioning contribute to the hotel’s functionality.

Strategically positioned in Beaufort West’s Middedorp area, the hotel enjoys proximity to local amenities, including retail stores, fuel stations, and restaurants that cater to travellers and residents alike. The town serves as a key stopover for long-haul travellers on the N1, creating a steady flow of potential clientele. In fact, the hotel is located at 20 Donkin Street – which is part of the N1 itself. Investors looking to revamp the property will find opportunities to enhance its facilities, increase occupancy rates, and establish a strong foothold in the hospitality industry.

While the seller has disclosed minor defects – including a faulty air-conditioning unit, peeling paint, and general maintenance requirements – the onus is on the purchaser to undertake repairs and improvements.

Tanya Jovanovski, Franchisee of Rawson Auctions Western Cape, notes, “This property has incredible potential for an investor with vision. The location, space, and existing infrastructure make it a prime asset in a high-traffic area.”

This sale is for the property only and is not offered as a running concern. With the right strategic approach, the Royal Lodge could be transformed into a thriving business that capitalises on the continuous demand for quality accommodation and event venues in Beaufort West.

The property will be going on auction on February 26, 2025, at 12pm. The reserve price is set at R3,300,000, with an expected opening bid of R2,500,000. However, all offers will be reviewed, so please don’t hesitate to bid.

To arrange a viewing or gather further information, please contact Robyn Elford on 076 575 6878. Alternatively, get in touch with our Principal Auctioneer Tanya Jovanovski at 079 980 3457.
