Residents Should Query Emfuleni’s Valuation Roll

The Freedom Front Plus (VF Plus) calls on residents to lodge objections to the new property valuation roll of the Emfuleni Local Municipality (Evaton, Sebokeng, Vaal Oewer, Vanderbijlpark, Vereeniging) before 17 April 2026.

This valuation roll – which will apply for the period 2026 to 2031 and comes into effect on 1 July – will cause many residents’ property rates to increase, as land use is taken into account to calculate the taxable value.

The Freedom Front Plus wants to make it abundantly clear that it does not endorse these excessive increases; the new valuations will impose even greater tax burdens on homeowners while the Municipality’s service delivery keeps declining.

In addition, the new valuation roll was opened for public comment, but the existing property valuations have not been synchronised with the billing system, leading to confusion and frustration among paying residents.

In the Freedom Front Plus’s view, the process lacks transparency. Because Emfuleni has not publicly released detailed data on the average increases in valuations, it is virtually impossible to make comparisons with property valuations in other municipalities.

Huiseienaars wat ontevrede is oor die verhoogte belastingdruk wat die gevolg is van die administrasie se finansiële mislukkings, moet hul besware oor die nuwe waardasies so spoedig moontlik lug en nie wag tot die sperdatum nie.

The Freedom Front Plus views property rates as an important revenue stream, but it should be imposed fairly, transparently and correctly.

The valuation roll is available on Emfuleni’s official website at the following address: https://emfuleni.gov.za/valuation-roll/
Forms for recording objections can also be found there.

Residents can also visit the following municipal offices or libraries to inspect the valuation roll and lodge objections:

  • Vanderbijlpark Municipal Offices
  • Vereeniging Municipal Offices
  • Masoheng Sebokeng Municipal Offices
  • Mafatsane Evaton Municipal Offices
  • Rus-Ter-Vaal Municipal Offices
  • Sharpeville Library
  • Bophelong Library

The Freedom Front Plus will keep ensuring that property rates are levied on the latest, accurate property valuations, and that the processes followed to compile the valuation roll comply with all the relevant legal requirements.

Financial mismanagement and untransparent billing in Emfuleni will simply not be tolerated.
